UEM Sunrise targets 50% sales of SILC Phase 3 by year end
KUALA LUMPUR (Feb 7): UEM Sunrise Bhd is targeting for at least half of its Southern Industrial & Logistics Clusters (SILC) Phase 3 — a fully integrated industrial park in Iskandar Puteri, Johor to be taken up by year end.
“What is important to UEM Sunrise is that these lots are bought by end-users and not just investors. It is more than just the transaction of selling these land plots — we want end-users to come in and utilise the park,” said UEM Sunrise chief operating officer (commercial), Raymond Cheah at a press conference after the launch of SILC phase three and the signing ceremony between Crown Worldwide Group and UEM Sunrise today.
SILC Phase 3 sits on a net area of approximately 196 acres and has a total of 86 industrial service lots. It offers levelled industrial land with ready infrastructure, built to suit packages and limited units of ready built factories. The park faces the Second Link Highway and is six minutes away from the Malaysia-Singapore Second Link, Customs, Immigration and Quarantine and Port Clearance (CIQ) Complex and 15 minutes away from the Port of Tanjung Pelepas. It also has access to freight railways that are linked to Senai, Pasir Gudang, Johor Bahru Central and the Port of Tanjung Pelepas.
SILC Phase 3 has a total gross development value (GDV) of more than RM800 million with the expected completion date set at the end of this year.
SILC Phase 3 is the final phase of SILC, with phase one and two completed and fully sold. Currently, there are more than 160 manufacturers in operation. SILC will carry a GDV of more than RM1.6 billion and sits on 1,300 acres.
“As we know, times are tough today. With the depreciation in the ringgit, foreign investors can seriously consider investing in Malaysia now as they will be getting huge discounts,” said UEM Sunrise managing director and CEO, Anwar Syahrin Abdul Ajib.
“With SILC, we have the opportunity to support growth in Iskandar Puteri by contributing towards the development of the Southern Economic Corridor of Malaysia, which also houses our very own Nusajaya Tech Park,” Anwar added.
Anwar also noted that UEM Sunrise have, to date, invested some RM350 million for infrastructure development in Iskandar Puteri and will continue to invest some RM250 million to RM300 million over the next five years for its infrastructure.
UEM Sunrise also inked a Sales and Purchase Agreement (SPA) with Hong Kong-based Crown Worldwide Group, a company which provides transportation, relocation services, logistics and storage services for the sale of more than 180,000 sq ft of land in SILC Phase 3.
The land will be developed into a facility that can store more than 1.5 million boxes of corporate documents for its Crown Records Management Brand as well as being home in the south of Malaysia for its Crown Relocations and Crown World Mobility brands.
“We are currently talking to other parties as well from all over the world for the remaining 85 plots of land including from Malaysia, Singapore, the US, UK, Taiwan, India, Denmark, China, Australia and South Korea,” said Cheah.
