M OSCAR, off Kuchai Lama
Mah Sing Group Bhd officially launched M Oscar with the grand opening of its sales gallery in October 2019, in tandem with its 25th anniversary. At the event, Mah Sing CEO Datuk Ho Hon Sang said, “We are committed to roll-out affordably priced products of good quality as 81% of our full-year target sales for 2019 is from residential properties below RM700,000.”
Ho also said the company’s Home Ownership Campaign (HOC) was well-received from buyers since its launch in March 2019. “Buyers get to save a couple of thousands from their budget depending on the property that they wish to acquire. We have achieved a sales value of RM800 million, so we are very positive of achieving our target this year,” he shared.
M Oscar is the first project from Mah Sing’s 2019 land acquisition trail. The group has sold over 41,000 units and will continue to roll-out products that fit the market’s current needs and demand.
The name, M Oscar, portrays the aspirations of Mah Sing’s intended audience. According to the developer’s director of group strategy and operations, Lionel Leong, the working population and urban dwellers work hard, and the developer wants to make them feel rewarded and recognised. Oscar represents the Academy Awards and the project will follow the values behind it – the celebration of excellence. He adds that the word “Osca” in Latin means “a notch or mark above”.

M Oscar is a niche development on 4.63-acre of freehold land off Kuchai Lama. The project is accessible via Jalan 2/149, which is also connected to the Kuchai Lama interchange of Maju Expressway (MEX).
With a gross development value (GDV) of RM500 million, M Oscar will comprise two blocks of serviced apartments. There will be a total of 910 units with built-ups ranging from 708 sq ft – 1,198 sq ft (dual-key). Interested parties get to choose from three types of layout – 2-bedroom, 3-bedroom, and 4-bedroom. Price starts from RM428,000, or an average of RM650 psf.
All units will have a North-South orientation. The North tower will face Kuala Lumpur city centre, while the South tower will face Sri Petaling. All units will have unobstructed views of the surrounding areas as the development is built 100m above sea level. Residents will enjoy elevated living at M Oscar, and the luxury of a double-volume grand drop-off area that has canyon-inspired lined. Lights will also be placed around the podium so that when residents look down at night, it will be like looking at a star-lit sky. The developer will also be constructing a road, where residents will be welcomed by an ovation of lights.

Analysis
After doing a series of analysis, Mah Sing discovered that there is a demand for bigger units. Hence, the bigger units in M Oscar would be ideal for buyers who are currently living in older homes and want better security and facilities to cater for their young families and children. The target market for M Oscar would be owner-occupiers and young families.
The two-bedroom units at M Oscar would be suitable for singles or young couples, whereas small families could choose the three-bedroom units. For bigger families, a four-bedroom unit might be suitable, and investors might like the dual-key units.
There will not be any commercial component as the whole idea of the project is to give residents a haven in which they can rest and have a sense of belonging. That said, M Oscar comes with a commercial title. Thus, utilities and assessment would fall under commercial rates. Do check with the developer on the possibility of converting the electricity to residential rates.
Another point to consider is the shuttle service to the Taman Naga Emas MRT station which is 800m away (about a 15- to 20-min walk, which is quite a considerable duration). There is no indication on how long the developer will manage this, or whether residents would need to manage and pay for this service in the long run.
